Every project is unique based on the scope, but in general they can be from as fast as 3 weeks to over 2-3 months in total for design and installation.  For a better picture of the steps, see my project timeline.

While your cousin (or brother, or neighbor) may be amazing, I use the companies I do for installations because they’ve proven themselves in quality, integrity, and reliability.  This is critical when timelines and projects back up to one another in short installation seasons like we can get here in Idaho.

As such, except in very limited circumstances, I only work with contractors I know or those whom are known by my primary installers.

Since I am acting as a consultant, I do not offer a warranty on the installation.  You will be contracting for install directly with a third party vendor, and any warranties will be part of that contract.  As such, those warranties and any post-completion site issues or repairs are also handled directly with that vendor. I am simply facilitating the installation while ensuring the plan is executed as drawn, on your behalf, with that vendor.

I charge a 50% deposit of the agreed minimum management fee for the project prior to starting work.  The remaining payment schedule is spelled out in your management contract.

The vendors/installers all have their own independent fee schedules, but typically charge 50% down to schedule, with the balance due upon completion.  

That depends on the quality and accuracy of the existing plans.  So while it is possible, experience has shown me that most clients with a previous plan have items they either don’t like in that plan, or something they want to add.  In that case, a pro-rated design fee may be negotiable based on how much will need to be redrawn.

Simple answer – No.  We will not start INSTALLATION without a clear HOA approval – and it is your responsibility to submit for that approval and secure it.   

You CAN, of course, begin the design phase without the HOA approval, (as you need the design first!)  but plan on the HOA turnaround time when considering your project timeline.

When and if a permit is needed, it will be the responsibility of the installer to submit for and secure that permit.
